During this process we’ll draft the interior layout of your home, perfecting the space to fit your needs and budget. From there we’ll bring to life the exterior elevation that you’re envisioning. We’re ready to make a house your home!

The Process Simplified
We strive to make this process easy and attainable for you. Whether you’re in need of a pool house, compact cottage or more square footage for the family, let us prove our passion and love of design through the delivery of your project. Here is a quick overview of what it’s like to work with our team in ten easy steps.

- Contact our team. We’re so happy you’re here!
- Next it’s time to fill out our questionnaire. We need to get to know you better.
- You’ll receive a custom floor plan bid.
- Simply accept the bid and submit payment.
- Now we’re ready for our first design consultation. This is via Zoom or phone—your choice!
- You’ll have your first round of up to 3 redline changes for the interior layout.
- We’ll finalize your interior and present for the final interior approval.
- Next we’ll move on to the 3 rounds of your exterior elevation.
- After our exterior redlines, we’ll provide a finalized exterior presentation.
- After all redlines and presentations are complete we’ll deliver via email a complete construction-ready floor plan.
Frequently Asked Questions
1. Concept (50% retainer)- Overall layout and styling; any changes can be made. (What’s included: Floor plans and Exterior Rendering)
2. Fine Tune (20% installment)- Interior & Exterior details, dimensions, and details can be changed, and room locations cannot be moved.
3. Finished Plans (30% Balance + Any Overages)- No Changes can be made. Finished documents are being produced.
All payments are made through our online credit card portal.
After three rounds of revisions, we simply charge an hourly rate. A new bid will be sent, approved, and added to your final payment.
As with the other licensed trades, Electrical layout and Specifications for panel size, etc., will need to be provided by your licensed electrician.
No, it does not. The location of the furnace will be shown on the plan, and sizing and duct layout will need to be provided by the licensed HVAC contractor
It is the responsibility of your licensed plumber to provide diagrams and ensure that the plumbing meets the codes of the local jurisdiction.
They are construction drawings, which assume knowledge of common construction practices. They do not offer a “how to” guide for building houses. If you are not an experienced home builder, please work with a local building professional when using our plans.
Since codes vary from jurisdiction to jurisdiction, we cannot warrant that our plans will meet all codes in your area. We design our plans to meet the codes in our home area, Omaha, Nebraska. Variables like seismic and wind codes may require a locally licensed engineer to review some, or all, components in the structure of the plans. Some jurisdictions will require a seal from a locally licensed engineer or architect, in such cases you can purchase our plans and commission someone to review and seal the drawings.If you have any questions, please contact us, we are here to help!
At PHD our number one goal is attainability from an easy, laid-out process, to quick turnaround and one-on-one design, we make the process intimate, fun and affordable.
The plans will be the intellectual property of Providence House Design, and PHD will hold all copyrights. As the purchaser of these plans you will be given license to build each plan you purchase as many times as you would like and reproduce it as many times as needed to do so. We only ask that you do not distribute or sell the plans for others to build, but that you refer them to PHD for services.
Yes, we do offer both interior and exterior renderings. Please inquire for a bid.
Generally stamps required by your jurisdiction must be provided by a locally licensed engineer or architect, therefore it is not feasible for PHD to provide such services. We recommend that you work with a certified professional in your area to ensure that you meet any requirements in that regard.
Bid sets are not available for our plans. We suggest speaking with a building professional in your area whose work appeals to you in order to determine the average cost to build with them. Using these numbers you can get a reasonable estimate of the cost to build.
Our turnaround time is always going to vary depending on our workload. A typical custom turnaround is two weeks or more depending on the scope and other variables. Turnaround for reviews in between edits average about one week.
Three renderings are included in a custom floor plan purchase. This is typically a front view, side view and rear view. Additional renderings are available for purchase.
No, video renderings are not included, but can be purchased for an additional charge.
Yes, you are able to use to your colored renderings to help market and promote the home you are building and selling. You are not allowed to use our renderings to resell the floor plan.
It is not included in the purchase of a stock or custom plan, but we are happy to offer it. Please inquire!
